Here's How to Land the Clients You Need to Succeed

You got your license. You bought a ring light. You started dreaming of flexible mornings, million-dollar closings, and sipping iced coffee while “just checking in on your escrows.”

And then… reality hits.

You open your CRM and it’s emptier than your open house on Super Bowl Sunday. You realize “being your own boss” also means being your own marketing team, lead gen department, and pep squad.

Don’t panic. Every top agent you follow on Instagram once stood exactly where you are: wondering how the heck to get their first few clients.

So here are six genuine, easily attainable ways to start generating contacts—and maybe, just maybe, become the boss agent you imagined when you took that real estate exam on three hours of sleep.

 

 

1. Text the People Who Can’t Say No to You (Nicely)


Let’s face it: your friends and family already know you started real estate. You've probably posted about it at least 17 times by now.

But did you actually ask them to keep you in mind?

Here's how to remind your network about your business without sounding desperate:

“Hey! I just started helping people buy and sell homes. If you or anyone you know is thinking about making a move, I’d love to help.”

Boom. No pressure. No cold pitch. Just a nudge. (And yes, your old high school lab partner might actually refer their cousin.)

 

 

2. Pretend You’re a Real Estate Influencer (Just for a Minute)


Grab your phone. Record a quick video answering something buyers or sellers are wondering about. Doesn’t have to be perfect—just helpful.

Video ideas that build trust without sounding needy:

“Is now actually a good time to buy?”

“Do I need 20% down?”

“How do I buy and sell at the same time without losing my mind?”

Post it. You might not go viral, but your high school gym teacher will DM you asking about refinancing—and that’s a win.

 

 

3. Borrow Someone Else’s Listing and Go Knock on Doors


No listings yet? Borrow one from your office.

Walk the neighborhood and say:

“Hey, I just wanted to introduce myself—there’s a listing down the street and I wanted to let neighbors know what’s going on in the market.”

That’s it. You’re not selling vacuums. You’re starting a relationship.

Worst case: they don’t answer.

Best case: you meet someone thinking about selling and you become the local go-to.

 

 

4. Be a Helpful Human in Facebook or Nextdoor Groups


You don’t have to post your headshot and ask “Who do you know looking to buy or sell?” (and honestly, that approach rarely works).

Instead, be the local Facebook/Nextdoor expert who actually answers questions.

Here's a simple way to get started:

“Hey neighbors—I just pulled the latest home sales in the area. If you want a copy, I’m happy to share.”

You’ll be amazed how many people take you up on it. And even more amazed how many say, “Actually… we’ve been thinking about selling.”

 

 

5. Bribe People with Coffee (Kind Of)


Giveaways aren’t just for influencers. You can do one too—and no, it doesn’t have to be expensive.

Here’s an easy giveaway post you can use:

“GIVEAWAY! I’m giving away a $50 gift card to [Local Coffee Shop].

To enter:
Tag a friend in the comments below, and be sure to follow me.

Winner will be picked Friday!”

People engage. You follow up with a friendly “Hey thanks for entering!”
Now you’ve got names, conversations, and a warmer audience. Also: coffee.

 

 

6. Sit Someone Else’s Open House and Pretend It’s Yours


No listings yet? Good news—your broker’s top producers are drowning in them.

When you volunteer to host an open house you get:

✔  Face time with real buyers

✔  Leads (yes, actual leads!)

✔  A chance to learn what real people ask in real-life situations

Also, you'll have an opportunity to post and look like a boss agent on your Instagram story, even if it’s technically not your sign in the yard. We won’t tell.

 

 

Final Thought: You Got Into This for a Reason


You didn’t get into real estate to spend your days anxiously waiting for calls from past clients—especially when you’re still building that list.

You got into this for:

✔  Freedom

✔  Flexibility

✔  A chance to grow something that’s yours

But freedom requires momentum, and momentum comes from doing the unglamorous stuff early on—like reaching out to people, putting yourself out there, and being fully seen.
